Short answer
Commercial flat roof lifespan in Ontario usually runs 20 to 30 years. Makers rate TPO at 20 to 30 years and SBS modified bitumen at about 25 to 30, and say well-kept PVC and EPDM roofs can pass 35. Installation, drainage, rooftop traffic and inspections decide where a real roof lands, and freeze-thaw cycles find the weak spots first.
How long does a commercial flat roof last in Ontario?
A commercial flat roof in Ontario usually lasts 20 to 30 years. The membrane sets the starting range for commercial flat roof lifespan, but the published figures disagree more than most owners expect, so read them as ranges for a roof that was installed well and looked after, not as a promise for yours.
| System | Published lifespan | What moves it up or down |
|---|---|---|
| TPO | 20 to 30 years for a high-quality system (Holcim Elevate); 20 to 30 years (GAF) | Weld quality, sheet thickness, and the formulation's heat and UV aging results |
| PVC | More than 35 years for Sarnafil membranes (BBA, quoted by Sika); 15 to 30 years (GAF) | Grade, plasticizer loss, grease and oils |
| EPDM | Can exceed 50 years (Holcim Elevate); 10 to 15 years (GAF) | Taped seam quality, punctures, oils and grease |
| SBS modified bitumen | 25 to 30 years for the membranes in a SOPREMA case study; 10 to 30 years (GAF) | One ply or two, cap sheet surfacing, foot traffic |
| Built-up roofing (BUR) | 15 to 20 years (GAF); the asphalt and gravel roof in the same SOPREMA case lasted 25 | Gravel cover, drainage, flashings |
| Roof coating over an existing roof | Limited guarantees of up to 20 years on GAF coating systems, many of which can be renewed | Coating thickness and the condition of the roof underneath |
For side-by-side comparisons of the single-ply systems, see our TPO vs EPDM guide and our PVC vs TPO guide.
Why do lifespan numbers for the same system differ so much?
Lifespan numbers differ because they measure different things. A maker's figure often comes from its oldest roofs still in service, a planning figure assumes an average roof, and a warranty term is only the period someone will stand behind the roof.
EPDM shows the gap best. Holcim Elevate, which makes EPDM, says its service life can exceed 50 years, while a January 2026 article on GAF's RoofViews blog lists 10 to 15 years. Sika says it has PVC roofs over 35 years old that still perform, lists one on Copps Coliseum in Hamilton at more than 28 years, and notes that the membrane on Toronto's Rogers Centre went on in 1989 and was renewed in 2019. Those are the best cases, on roofs that were designed, installed and looked after well.
So how long does a flat roof last on your building? For budgeting, start from the low end of the range for your system, then let inspections show whether the roof is beating it. The commercial flat roof lifespan you actually get is set by the six factors further down, not by the membrane's name.
What does Ontario weather do to a flat roof?
Ontario weather shortens commercial flat roof lifespan through freeze-thaw cycles, summer heat and UV, and snow that blocks drains and adds weight. At the five weather stations below, the air crosses the freezing point on 78 to 93 days a year.
Each crossing makes the membrane, seams and flashings expand and contract. GAF's RoofViews blog names thermal cycling as a cause of cracking, seam separation and loose fasteners, which open paths for water that then degrades adhesives and insulation. In summer, UV breaks down the membrane surface and makes it less flexible.
| Weather station | Freeze-thaw days a year | Days above 30 °C | Snowfall a year |
|---|---|---|---|
| Toronto Pearson | 81 | 17 | 115 cm |
| Oshawa | 83 | 4 | 102 cm |
| Welland-Pelham | 88 | 10 | 141 cm |
| Ottawa (Airport) | 78 | 15 | 232 cm |
| Sault Ste. Marie | 93 | 5 | 325 cm |
There is no single Ontario climate. Toronto gets the most hot days in this table, which is hardest on dark roofs, while Sault Ste. Marie, where we installed a PVC roof on a new residential building, gets the most freeze-thaw days and almost three times Toronto's snow. Welland, home of our 777 Niagara St project, sees 88 freeze-thaw days a year.
Snow adds weight, and when it blocks drains, meltwater has nowhere to go and refreezes. Our guide on how to prepare a flat roof for winter covers the fall checks that keep water moving.

What affects commercial flat roof lifespan?
Six things shape commercial flat roof lifespan more than the membrane's name: the quality of the installation, how well the roof drains, how much traffic it gets, how much sun and freeze-thaw it sees, whether water is trapped inside it, and how often it is inspected.
| Factor | How it shortens roof life | What helps |
|---|---|---|
| 1. Installation and details | Weak seams and flashings at curbs, drains and walls let water in early | A complete system built to the manufacturer's specification, with flashings in a compatible material |
| 2. Drainage | Water still standing 48 hours after rain adds weight, speeds wear and freezes in winter | Clear drains every spring and fall; extra drains or tapered insulation where water keeps standing |
| 3. Rooftop traffic | Service crews, dropped tools and sharp parts puncture membranes; grease and oils attack some of them | Walkway pads to every unit, a log of who goes on the roof, and a check after equipment work |
| 4. Sun, heat and freeze-thaw | UV makes membranes brittle; thermal cycling opens seams and loosens fasteners | A reflective or granule-surfaced top layer, and seam checks every spring |
| 5. Trapped moisture | Wet insulation loses its R-value and holds water against the rest of the roof | An infrared moisture scan or core cuts before any coating or recover |
| 6. Inspections and repairs | Small defects grow into leaks and wet insulation between visits | Inspections twice a year and after severe weather, with repairs made quickly and recorded |
NRCA's long-standing recommendation is to inspect roofs and make any needed repairs twice a year, with extra checks after severe weather. Spring shows what winter did, and fall gets drains and flashings ready for snow. Building staff should not go on the roof to look; leave it to a roofing crew with fall protection.
Kitchen exhaust is a special case, because grease and oils shorten the life of some membranes. Our restaurant roofing guide covers it, and our cool roof guide explains how a reflective surface keeps a roof cooler in summer.

How much life is left in your roof?
Tell us the roof's age and system, and we will set up a free roof assessment and a written quote.
Call 1-833-775-7663Request an assessmentIs a roof warranty a good guide to how long it will last?
A warranty is a floor for commercial flat roof lifespan, not a forecast. It covers the period the manufacturer or contractor agrees to stand behind the roof, on its written terms, and a well-kept roof can keep working long after it ends. Sika lists a PVC roof on a Swiss power station still in service 35 years after its original guarantee expired.
Owners who ask "how long does a flat roof last?" often hear the warranty term as the answer, so read what it covers. A system warranty and a warranty on labour and materials are different promises, and NRCA notes that most warranties require the roof to be properly maintained, which usually means regular inspections and records of rooftop work. Our commercial roof warranty guide explains what to ask for. These are the terms on roofs we have completed:
| System | OYH projects | Warranty |
|---|---|---|
| IKO 2-ply modified bitumen | 777 Niagara St, Welland; City of Mississauga, 3185 Mavis Rd | 20-year system warranty |
| 2-ply modified bitumen | Industrial building, Mississauga; Marriott Hotel, Vaughan | 20 years on labour and materials |
| 60 mil TPO | Millomat Stampings, Mississauga; Devi Mandir, Pickering | 20 years on labour and materials |
| PVC | Residential new build, Sault Ste. Marie | 30 years on labour and materials, the most OYH offers on any system |
What are the signs a flat roof is near the end of its life?
A flat roof is near the end of its life when leaks show up in several places or move after each repair, when the insulation under the membrane is wet, and when seams and flashings are failing across the roof rather than at one spot.
- Leaks that return or move. Stains, drips or mould on the top floor, even after repairs.
- Wet insulation. Found with an infrared moisture scan or core cuts, which show what is under the membrane.
- Wear across the whole roof. Cracks, blisters, splits, lifting seams, or a membrane shrinking and pulling at the edges.
- Tired flashings and sealants. At curbs, walls, drains and expansion joints.
- Water that keeps ponding. In the same places after every rain. Our ponding water guide covers the causes and fixes.
- Age. A roof near or past the top of its system's range, together with any of the signs above.
Most of these show up inside the building or in an inspection report. Watch the ceilings and walls on the top floor, keep a log of leaks with dates and photos, and book an inspection instead of sending staff up to look. That log also helps with a claim; our roof leak insurance guide explains what insurers look for.
Should you repair, restore, recover or replace an aging flat roof?
Repair a sound roof with a few bad details, restore an aged roof that is still dry, recover when a new roof can go over a dry old one, and replace when the insulation is wet or the old roof already carries extra layers or coatings. Each choice buys a different amount of commercial flat roof lifespan.
| Option | When it fits | What it buys |
|---|---|---|
| Repair | The roof is sound and the problem sits at one or two details | More years from the existing roof, though its age does not reset |
| Restore (coating or resurfacing) | The membrane is aged but the insulation under it is dry | GAF coating systems can carry limited guarantees of up to 20 years, and many can be renewed; SOPREMA's first resurfacing at CF Champlain added at least 25 years to the cap sheet |
| Recover | The old roof is dry and the new membrane's maker approves the build-up, usually with a cover board | A new roof without a full tear-off |
| Replace (tear-off) | Wet insulation, old layers and coatings, or a damaged deck | A new system with a new warranty, at the highest cost and disruption |
Two of our projects show the far end of that table. At Devi Mandir in Pickering, two old modified bitumen layers and a coating came off before the new TPO roof went on. On a 53,000 sq ft industrial building in Mississauga, the existing system was removed and a new 2-ply modified bitumen system installed. Our warehouse roof replacement guide explains how owners choose between a recover and a tear-off.
Resurfacing has a good Canadian example. SOPREMA's case study on CF Champlain, a 175,500 sq ft shopping centre roof in Dieppe, New Brunswick, describes an SBS roof installed in 1999 and resurfaced after 20 years without replacing the vapour barrier, insulation, support panel or original two-ply membrane. Frequently asked questions
What is the lifespan of a commercial flat roof?
Commercial flat roof lifespan is usually 20 to 30 years. Manufacturers rate high-quality TPO at 20 to 30 years and SBS modified bitumen at about 25 to 30, while PVC and EPDM makers say their roofs can pass 35 years. Installation quality, drainage, rooftop traffic and inspections twice a year decide whether a roof reaches the low or high end of its range.
How long do flat roofs last in Canada?
Commercial flat roofs in Canada usually last 20 to 30 years, and climate decides how hard those years are. Environment Canada's 1991 to 2020 normals show about 81 freeze-thaw days a year at Toronto Pearson and 93 at Sault Ste. Marie, which also gets 325 cm of snow. Good drainage and twice-yearly inspections matter more in that climate.
What type of flat roof lasts the longest?
On their makers' own figures, EPDM and PVC last the longest. Holcim Elevate says EPDM's service life can exceed 50 years, and Sika reports PVC roofs over 35 years old that still perform. Other published figures are much lower, so the building, the exposure and the installer matter more than the membrane's name.
How often does a commercial roof need to be replaced?
Most commercial roofs need replacing every 20 to 30 years, but age alone should not trigger it. Replace when leaks keep returning, the insulation is wet or seams are failing across the roof. A dry roof that is only worn can often be repaired, coated or resurfaced instead, which adds years without a full tear-off.
Will insurance cover a 20 year old roof in Ontario?
It depends on the policy and on what caused the damage. The Insurance Bureau of Canada says insurance is meant to cover sudden and accidental loss, and that wear and tear cannot be insured. Damage from a sudden event such as wind or hail can still be covered on an older roof. Ask your broker how your policy settles older roofs.
How to know when a roof should be replaced?
A flat roof should be replaced when the problems are spread across it rather than at one spot: leaks in several places, wet insulation found by an infrared scan or core cuts, seams and flashings failing in many areas, or water ponding after every rain. An inspection, not roof age alone, should make the call.
