Short answer

PVC vs TPO comes down to what the roof is exposed to and the budget. Both are white, heat-welded single-ply membranes. PVC has the longer track record and better fire performance, and KEE-grade PVC leads on grease and chemicals; TPO usually costs less to install. Standard PVC is not automatically better near grease.

What is the difference between PVC and TPO?

The main difference in PVC vs TPO is the chemistry. PVC is polyvinyl chloride with plasticizers added to keep it flexible. TPO is a blend of polypropylene and ethylene-propylene polymers that needs no plasticizers. Both are thermoplastics, so their seams are welded with hot air into one sheet, and both come in reflective white.

Product quality varies inside each type, and a PVC vs TPO choice is really a choice between two specific products. Compare the data sheets, thickness and warranty of the exact membranes on your quote, not just the letters.

Which is better around grease, oils and chemicals?

It depends on the chemical and on the grade. Tremco says PVC and KEE are widely regarded as the best thermoplastics for chemical resistance, yet its own chart rates standard PVC below TPO for grease and fats, and KEE best of the three. Holcim Elevate, by contrast, recommends its PVC KEE for grease and harsh agents. The safe reading of the TPO vs PVC question near chemicals: look at the rating of the exact product.

One more line in that bulletin matters to owners: Tremco's warranties do not cover damage from chemical attack, including grease and oil. Ask whether your warranty does before a kitchen exhaust or process vent goes on the roof. Our restaurant roofing guide covers grease in detail.

When is PVC the better choice?

PVC is usually the better choice in the PVC vs TPO decision when the roof will see acids or harsh chemicals, in a KEE grade, or when fire performance or a long track record matters most.

  • Process exhaust and acids. In Tremco's chart, standard PVC handles dilute acids better than TPO, and KEE grades do better still.
  • Grease, with the right grade. For kitchen exhaust, choose a KEE or grease-rated PVC, not standard PVC.
  • Fire-sensitive buildings. Holcim Elevate, which makes both, calls PVC the most fire-resistant single-ply membrane.
  • Proven history. PVC membranes have been on North American roofs since the 1970s.

Our PVC roof in Sault Ste. Marie shows another case: long winters and snow that can sit on a roof for months make fused, welded seams valuable.

When is TPO the better choice?

TPO is usually the better choice in the PVC vs TPO decision when the roof is large and plain and the budget matters. Holcim Elevate says its TPO membranes have lower installed costs than other commercial roofing materials, and TPO needs no plasticizers.

  • Warehouses, plants and offices. Large open roofs with few chemicals are where TPO's lower cost adds up.
  • Light grease exposure. In Tremco's chart, TPO rates better than standard PVC for grease and fats.
  • No plasticizers. TPO stays flexible without them, so there is nothing to migrate out of the sheet over time.

Our TPO roofs include the 50,000 sq ft Millomat Stampings plant in Mississauga and the Devi Mandir temple in Pickering. If you are also weighing rubber, our TPO vs EPDM guide compares the two.

How long do PVC and TPO roofs last in Ontario?

On lifespan, PVC vs TPO has no clear winner: both can last decades when they are installed as a full system and inspected in spring and fall. Holcim Elevate offers warranties of up to 30 years on both its TPO and its 80 mil PVC KEE. These are the PVC and TPO roofs we have completed:

The warranty term depends on the product, the thickness and the program, so read our commercial roof warranty guide before you compare quotes. Do PVC and TPO qualify for Toronto's cool roof grant?

Both can, so the grant does not settle TPO vs PVC on its own. Toronto's Eco-Roof Incentive Program pays $5 per square metre, up to $50,000 per project, for a cool roof with a new membrane. On a low-slope roof the product needs a Solar Reflectance Index of 78 or more and emissivity of 0.9 or more, and the city must approve the application before work starts. Many white PVC and TPO products meet that; check the rated values of the exact product. Our cool roof guide explains the program.

Frequently asked questions

Why is PVC better than TPO?

PVC is not better everywhere, but it wins in some areas. It has been on North American roofs since the 1970s, it handles acids better than standard TPO in Tremco's chart, and Holcim Elevate calls it the most fire-resistant single-ply membrane. TPO usually costs less and needs no plasticizers.

What are the downsides of PVC roofing?

PVC usually costs more to install than TPO. Standard PVC relies on plasticizers, which KEE grades are designed to keep from migrating out, and Tremco's chart rates standard PVC lower than TPO for grease and fats and not recommended for solvents. For kitchens, choose a grease-rated grade.

Is PVC roofing more expensive than TPO?

Usually, yes. Holcim Elevate, which makes both, says its TPO membranes have lower installed costs than other commercial roofing materials. The gap on a real project depends on thickness, grade, insulation, attachment method and roof details, so ask for both systems priced on the same specification.

What is the cost difference between TPO and PVC roofing?

There is no fixed gap. It changes with the membrane thickness, whether the PVC is a KEE grade, the insulation and the number of roof details. The fairest comparison is two quotes on the same roof, with the same insulation, warranty term and attachment, so the only difference left is the membrane.

Which is better for a restaurant roof, PVC or TPO?

Neither standard version is ideal near kitchen exhaust. In Tremco's chart, KEE rates best for grease, TPO next and standard PVC lowest. Ask for a membrane the manufacturer rates for grease, protect the area around the exhaust, and check whether your warranty covers chemical damage.

Can PVC be installed over TPO?

Not directly. PVC and TPO are different polymers and do not weld to each other, so a recover needs a separation layer or cover board approved by the new membrane's manufacturer, and the old roof must be dry. If a moisture survey finds wet insulation, that part has to come off first.
